He Makes $1,000,000/year With 1 Airbnb… Here’s How

how much is it this place tonight like probably 8 000 a night there's eight thousand a night dude what a cool house you have a 24 Fuller property worth eight figure plus and you said you spent 30 minutes a week 30 minutes to an hour a week usually the biggest cheat code that anybody can do is literally to just go and now the guy's worth 400 million dollars this Airbnb makes over one million dollars a year but what's even crazier than that is that the owner makes millions of dollars a year passively running a portfolio of over 20 other properties while only working 30 minutes a week in this video we're going to share his exact Airbnb strategy and how anyone can get started even without a lot of money for the people who don't know you who is Mark I'm a lifelong entrepreneur I've started over 30 companies grew up you know dirt poor homeless I dropped out of high school but really just through like a lot of grit and persistence I've been able to you know been fortunate and achieve a little success along the way where are we now can you tell us a little bit about where we're at yeah yeah this property as a whole is Millards Ranch this right here is kind of a craftsman style home the special thing about this property like the inside's nice but it's the outside that really is what's magical about this place I'm sure we'll go through and have a lot of fun maybe do some activities and whatnot along the way okay I'm excited to show you the place we got pickleball we have a whole cornhole soccer basketball shuffleboard the property costs around two and a half million that's what we saw in Zillow and then how much does it cost to build out the basketball court there's a golf course we're in this property for about four you're saying about four million all in and you're aiming for 10 cash return on the down payment of all those things 10 return so 400k so una 41k profit profit this is a whiffle ball yeah so this is Wiffle ball here so really swing yeah absolutely absolutely yeah oh gone there we go home run foreign [Music] what a cool house is there rough Revenue like an example of this one would do the range on this property anywhere from 50 to 100 on a monthly basis what is your current Airbnb strategy build cool properties the ROI is good on all of our properties but that's not really what's Driven it it's really just been building unique experiences that I wanted to share with friends and family how many years ago did you get your first rental property so that was 2012.

So it was a long time ago so over you know over 10 years ago you got your first one and then how did you get the idea to start adding like crazy experiences at the Airbnb it was our third property that we had was the first time I kind of like added unique things one day I'm like I want to do something different with this but it wasn't until that third property that really go out on the limb and spend the capital to really build out a unique experience that nobody else had done to date this bathroom we didn't touch because I just thought it was so unique and crazy this is I guess technically the master if I was like flipping this house I would have built this into like a proper Master we would have tore this wall down because the bathroom is original it's just a super unique room and honestly one of the reasons why we didn't didn't remodel it my daughter loved it and so our designer wanted to redo it and kind of tear it out and actually build out like a bigger Master but my daughter loved it so I'm like no we're gonna keep it so I have a few rubies I think I have a 4.8 rating but you literally have five stars like how do you guarantee that rating on all your properties so we have an amazing team and it's you know it's because of them not because of me we have a 300 Point checklist that we go through prior to any stay we have an inspector for every single property that comes in and reviews the property inspects it inside now we have received four star reviews they're few and far between we do a full debrief literally it's kind of like we treat it as if it's as bad as a one star review so if we get a four star review the whole team has a debrief I'm like what happened why did we get this four star review we need to make sure this never happens again what are these calls it's just like a par three so that's probably more traditional because that's like further this is a this is like a short little chip here when we can hit from two so there's I think we should yeah let's do it foreign oh you're close I golf like maybe once a year there we go flex that was pretty good that was pretty good that was I almost made it to the green so I'll take that as a and looking for them so yeah so I have alerts set up on Zillow for kind of the criteria that I'm looking for my customer is me and I know that there's other people out there who would enjoy what we're building this is the playground area every everywhere where you see like Turf all this stuff's that's all everything's new and so are you trying to choose places so one how big they are how many amenities you can add is it based on like population that's are you looking at a lot of metrics do you have like spreadsheets so I'll I'll use air DNA which is you know that's the most common tool um in the vacation rental space and I almost wish that it wasn't around it's good and it's bad because anybody can go and look at how much are the top properties making I guess for someone just starting out what would you be recommending if they they're exciting about this kind of stuff if you have a really unique you know small property one or two bedrooms but you build it out over the top like super super unique like your whole the whole place is like just kind of built like Barbie's dream house so I've seen people do that yeah where they'll take properties that you know would normally rent for 150 a night and they'll get 400 a night because they do these like really over the top themes and then their occupancy instead of like the competitors who have the average property will be 50 a night with a super unique theme property they might be 80 a night let's check out some of the other Airbnb properties that you own this is the most special property that we own this is inside of a state park in Tucson Arizona it's listed as like 8 000 square feet but really probably more like 40 000 square feet under roof once we're done with it it's going to end up being the 28 room Boutique Resort it's under construction right now we actually just hired a couple uh to be property managers and they're bringing this property back back to life this one I love because I built this for my kids and this is actually Roi wise probably one of our best performing properties Splash Pad basketball pickleball shuffleboard and a playground there putting green out of all this stuff that build out was probably about half a million this was the first unique property I ever did what was actually unique with my strategy with that particular property is it was like the cheapest house in Scottsdale that was on an acre and bought that property for like six hundred thousand dollars if you would have buy the the same comparable property like in more Scottsdale proper like closer to Old Town you probably would have paid like three times as much for it so my thesis was on this place was like if I build something really really cool that's still in Scottsdale but not necessarily in the best location of Scottsdale and I could buy a property at like a third of the price where like the prime location is if I add all these amenities I bet you I can make as much money or more as if I paid for you know full price paid three times as much my thesis played out correctly and the property actually performed better than properties in town at three times the price because it was unique if you wanted to make a million doing the Airbnb is not the best way to become a millionaire the biggest cheat code I believe that anybody can do that hardly anybody does as far as if you want to go make your first million and many millions above and beyond that is literally to just go and work for free for somebody who has what you want in life Nobody Does it and a lot of people talk about it hardly anyone does it I'm in a group like a high net worth group with some other successful business owners and one of the guys in the group he's probably financially the most successful in the group he was telling me his backstory he had nothing and he found somebody who was successful and he went to them and he said I will work for you for free I will do anything you want for as long as you want me to do as long as I can learn from you and the guy said no and then he came back to him a week later he followed up and the guy said no it took four tries until that person said I'll give you a shot kid and now the guy's worth 400 million dollars every single person who's mentioned that they've gone and worked for somebody else for free who is already like Leaps and Bounds above where they were in business financially whatever goals they were trying to achieve all of them are like uber successful now two two pieces to I'm curious about there is what is your day-to-day look like because it sounds like you you have a 20 portfolio property worth you know eight figure plus and you said you spent 30 minutes a week yeah dealing with it yeah so 30 minutes to an hour a week usually my work week is really kind of focused around family right now like how can I be a better dad and a better husband there's a lot of people who can make a lot of money and they just don't have good lives there's so many people who are far far wealthier than I am at the end of the day like more money is not going to move the needle but more quality time with my family and friends that's what matters
